Audi A4 2.0T Quatro 2008 Leasing.

Hi. I got a price quote for Audi A4 2008 2.0T Quattro with a lot of options that makes it $39550 MSRP. I would like to know if these prices makes sense and is a good deal to lease. The numbers I gather from a dealer are as follows: GRS Cap of $37425 with residual value of 57% and cap reduction of $1406 and money factor of .00148 and acquisition fee of $595 +$45 for some kind of document fee. And finally net cap cost of $36018 giving me of $460/month payment for 36month with 15K. I did my homework a little about understanding all this numbers, but my question is that the invoice price of this car is little over $37000. So am I getting a good deal? When I looked at this numbers my discount rate is about 5.5% from the MSRP looking at the GRS Cop cost. Am I supposed to look at my savings from the invoice price? Little confused on how to determine good pricing or I should say good deal. I hope I am making any sense and if you have any feedback would be appreciated.
Can this be real?

I asked for a quote on an Avant. The first and only one I've gotten so far via email is more than 3k below INVOICE. I confirmed the options and that this is for U.S. pickup, not European delivery. How much would tax, etc. be on top (I'm in CA)? 10% or so? Thanks!

Autotrader.com and Cars.com. We ended up buying in Los Angeles. Obviously, be sure to subscribe to carfax as some cars have already had multiple owners (bad sign in my opinion). The good thing about low mileage 2006s: they still have the free maintenance.
