Current Lease Rates for 06 Murano - HELP!

Here is my situation. I am $6K upside down on my 06 Toyota Sequoia (which I hate), and am dying to get into a Murano SL 2WD with Touring & Sirius. This is what I was quoted, and was told that it's 'the best he can do' in Jacksonville, FL $28400 for my Sequoia, I owe $34423 $1560 down $699/mo for 42mo 12K/yr selling price on murano $31984 (5K off MSRP) payments include tax when I run the same scenario via edmunds lease calculator with the money factor and residual that is noted mulitple times on this forum recently (.00058 and 52% respectively) I come up with $571.22 including taxes Is there something I'm missing here?? I want OUT of my Sequoia ASAP, and just want to know what the deal is, and if he 'can do better'.
Am I getting a good deal?

I am going to lease a 2006 Nissan Pathfinder SE with only body side moldings, splash guards, floor mats, and cargo mats for $199 a month/48 months/12k a year with $4,995 due at signing. MSRP is is $27,765 and actual selling price is $24,900. This is through Mike Shad Nissan in Jacksonville, FL. Am I getting a good deal? Any pointers? Thanks.
New rebates available now on Frontier

Nissan just started a $1000. rebate on 2005 Frontiers to help clear out inventory since the 2006's will be arriving soon. Local dealers out here are matching it for $2000. off. Best suggestion is that I believe driving the absolute hardest bargain to obtain as close to invoice as possible and then using the factory rebate so you end up purchasing for under invoice. Don't let the dealer B.S. you. You CAN get the truck for darn close to invoice. Usually invoice plus $300. and then you can subtract the factory rebate. Either they want to sell a truck, make a profit or you walk. They are in business to sell vehicles. They will come around to you. Time your buy on a rainy or snowy day.

Does anyone have any recommended dealers for the best deal on such a truck? I'm seeing postings of XXX amount under invoice, etc. Best I've found is a little over invoice. Looking to get an SE RWD Crew Cab with Popular package (captain's seats). Would really appreciate any advice. I'm looking forward to becoming a new Titan owner! Thanks!
