Assuming you want to get into another lease, trade in your 08 while leasing your new car. Make sure to get a quote from Carmax for your 08 and have the dealer match that price when trading in. I am sure you have equity in that car and should walk away with cash in your pocket. Make sure to have the dealership cut you a check for the equity and NOT apply it towards the lease.
My sister has a 2008 FX35 with 49k miles on it. The payoff on it is only 22k so she is looking at keeping it as you can't buy one in Houston for anywhere close to that much. Does infiniti negotiate on the buyouts at all. Are there any current loyalty incentives out right now?

I live in Houston, TX and had a hard time dealing with local dealerships, partly because the color/option combo was rare (RWD, slate blue/graphite, with premium, navigation & deluxe touring). West Infiniti would never give quote (Just come visit!) Emailed every dealership in 300mi radius of Houston. Best offers were from Orr Infiniti in Shreveport at $43037 and Grubbs Infiniti (Euless, TX - near Ft. Worth) at $43073 ($3609 below dealer invoice+destination fee, $7887 below MSRP). Austin Infiniti would have matched the deal, but didn't have the Slate Blue. I went with Grubbs due to drive convenience. Rented an Enterprise car, drove up, and conveniently dropped it off right next door to the dealership! Drove the FX home last weekend - great car!!
I've read a lot of recent posts about below invoice pricing on the Coupe. Edmunds TMV is currently $42,022 (metro-Houston) for the '09 G37 Journey w/ Prem, Nav, Tech, and Wood. This must not include the current $2500 Cash-to-Dealer Incentive or else there is not real discount at all. Figuring in the $2500 Incentive the price could be about $1350 below Invoice. I'm skeptical - is this reasonable in metro-Houston?
